PAINT COLORS

To assist owners in purchasing paint for their homes, the ACC has provided the approved paint colors for Pinecrest.

As a Pinecrest owner, you should have received a copy of the Pinecrest covenants along with
the architectural objectives to promote and maintain a high level of design, quality, harmony, and conformity throughout Pinecrest.

As a reminder, all changes to your lot or to the exterior of your house must be approved by the Property Owner’s Association Board and Architectural Committee.
Here is the three-step process:

First, consult the Architectural Guidelines.  Every resident and owner should have a copy.
Second, submit an Application for ACC Approval to Associa.
Third, wait for approval by the Architectural Committee before beginning any work or making any purchases.

Text Box: Mailboxes
Many have called or e-mailed me about approved paint colors for Shutters Mailboxes & Posts.  The approved colors are available at Sherwin Williams on Rte 46 in Bluffton.  The colors are not off the shelf standard, but they have the formula mix on file there.
In the same vein, we have obtained pricing and a source for replacement Mailboxes, Posts, Platforms, & the Pineapple finial.  Sean Custer’s Southern Sign & Awning has access to the approved replacement parts.  The prices are $50.00 for a mailbox #T2 large with reflective number, $32.00 for the Pineapple finial, $53.75 for the large post with brace & platform.  Should you want a complete unit INSTALLED, the cost is $175.00.  Delivery is 7 working days.  These are the only approved mailboxes to use in the community.  As stated above, the paint (Black & Green) is available at Sherwin Williams.
Text Box: INVISIBLE DOG FENCES
Invisible dog fences must be installed inside your surveyed lot line at least two feet on all sides.  Invisible dog fencing is allowed only in the rear of the property.
Text Box: Rain Barrels
Rain barrels are allowed, and are allowed only on the sides and rear of the properties.  Barrels must be screened by vegetation or a natural earth-tone fence. White fencing is not permitted.  No more than two can be placed in tandem, with a total not to exceed four barrels per property.  Barrels permitted per POA AML (Approved Materials List).  Those applications using barrels not on the AML must submit model number and manufacturer’s specification sheet with application.  Placement of all barrels must be submitted on a plot plan.
Text Box: Satellite Dishes
Satellite dishes are not outlawed, however, the ACC is concerned about the placement in the community.  Note that before ANY DISH IS INSTALLED, an application MUST be made to the ACC.  Preferred location is in the rear of the house or property.  There are times that an adequate signal is not available in that location.  FCC regulations allow that no one shall be denied a signal.  However, if the rear location is not suitable, alternate locations can be proposed but must be submitted to the ACC for approval.  We would like to keep the sight of the dishes concealed as much as we can.  You need to include the signal readings supporting your alternate location.  The Committee reserves the right to crosscheck the alternate site.  It is not the intent to deny, but to keep a clean curbside appearance in the neighborhood.  In any event, you need to obtain prior approval for the installation of the dish.

A reminder to owners that no signage is permitted in Pinecrest unless prior approval is obtain from the homeowners association.  This includes flyers of any kind being placed on street signage or in/on owner mailboxes.
Text Box: Storage Sheds
Commercial Deck Boxes are allowed. Deck box will be no taller than 26”, 26.5” deep, 55” long. Deck box shall be placed at the rear wall of the dwelling no further than 12” from rear wall of dwelling or on a patio connected to the rear of the dwelling. A plot plan must be included with submittal. Colors must be tan, earth tone, or natural wood. Maximum 1 per household.
Commercial Horizontal Storage sheds are permitted providing the Shed can be placed on patio connected to dwelling no further than 12” from rear wall of dwelling, or adjacent to rear wall of dwelling no further than 12” from rear wall. A plot plan must be included with submittal. Maximum dimensions are 4’3” w x 5’10” tall x 3’10”deep. Colors must be tan or earth tone. Maximum 1 per household.

1-800-251-7234.  It is helpful to provide the I.D. # from the pole.

It has been a productive year so far for project submittals, the ACC committee has cleared all requests with the exception of two new projects. It is our goal to turn all requests around in a very short time frame. So with that said if you have something that you are considering as a project prior to the end of summer now is the time to get it submitted for consideration. Please submit all requests with the proper documentation, we accept all requests with an open mind, don’t be afraid to ask.

LAWN MAINTENANCE: With the ending of summer and the start of the fall season it is a perfect time to catch-up on those maintenance issues that we put off due to the hot weather. We had a great growing season with much needed rain. The lawns, shrubs and trees are looking much better throughout Pinecrest. To keep them looking good and healthy for next season they will need pruning and shaping. Some folks have done a great job on their lawns this year, it’s amazing how they have turned them around, and it does not go unnoticed.

LAGOON MAINTENANCE: I think that most residents who live on a lagoon where their property is part of that lagoon has the responsibility for keeping the maintenance of that area cleared, most have done it in the past and are currently maintaining this area. For those that have yet to do their part please take care of this as soon as possible. I think that all property owners who have this responsibility have been notified. If you have any questions regarding this please call our management office for clarification.

FENCING: This has become an issue lately, the guideline is that you install on your property line, or within 3 inches of the property line on your property. There are four pins (property lot markers) at each corner of your lot, they appear on your plot plan, and these are more than likely covered over, but can be found. You can also measure using the plot plan. This is the responsibility of the homeowner and their contractor to place your fence if approved following these guidelines; the only true measurement is to have it surveyed. It is in your interest to do this correctly. We encourage neighbors to use a common fence on the sides; this saves you money and divides the lots properly.

GOOD NEIGHBORS: The committee also recommends that you consult with your neighbors on both sides when doing a major project around your homes, communication helps and may prevent a misunderstanding down the road.

PAINTING/PRESSURE WASHING: A good deal of homes need some TLC when it comes to paint and a bath. Shutters, house trim, mailboxes and post are in need of a fresh coat of paint. Mailbox repair and replacement is available through Associa at a reasonable rate. We are also looking at some new alternatives. Once you trim those shrubs back you will find that your home needs that annual bath. I’m sure some of you have notice that the roofs are looking a bit different. This can be mildew, or mold, power washing can take care of that problem.

We have done several test cleaning procedures on a homeowner’s roof and nothing short of severe power washing seems to work.
So for the time being the ACC and the Board will leave well enough alone and see what, if anything, other neighborhoods have done to address the issue.
